Facility management can be understood as the operational environment needed to support and enhance an organisation’s core business activities, taking an integrated view of its service infrastructure to deliver end-user satisfaction and best value. This unit aims to:
* instil an understanding of the theory and principles of facility management;
* examine how facility management is used to support the core business activities of organisations.

Learning Outcomes:
On the successful completion of this unit students will have demonstrated:
1. an understanding of the scope and impact of facility management on the core business activities of organisations.
2. an ability to differentiate between core and non-core business activities and services in the context of facility management.
3. an appreciation of the role of the informed client or customer, the nature of risks faced by the client and the need to provide best value.
4. an understanding of the importance of a strategy for facility management and the key stages in arriving at the decision to outsource or retain services in-house.
5. an awareness of the basis of outsourced facility management in terms of the main characteristics of service provision and the options for providing them.
6. an appreciation of the management implications of both outsourced and in-house service provision for real estate owners (clients) and tenants (customers).
7. an understanding of the critical success factors in facility management and the role of key performance indicators.
8. an ability to differentiate between service specifications and service level agreements and explain their role.
9. an understanding of the main types of contractual relationship between clients and service providers and suppliers.
10. an appreciation of the procedure for managing contracts and measuring the performance of contractors.

Content:
The unit will cover the following content areas:
1. Key concepts of facility management (roles, responsibilities, informed client, end-users, added-value, risks and strategy)
2. Stakeholder management (stakeholder impact analysis, engagement and communication)
3. Process management (in-house and outsourced service options)
4. Innovation and change management (novel applications and managed change)
5. Performance management (provision and financial administration of services and supplies; performance measurement and benchmarking).
The Assignment will be used to integrate student learning and be completed in stages based on the following topics.
* Facility management strategy
* Stakeholder engagement
* Outsourcing decision
* Specifying services and supplies
* Selecting service providers
* Critical success factors and key performance indicators
* Supply contracts and their financial management
* Benchmarking best practice
* Managing change.
