In recent weeks there have been reports of damage to small sections of surface concrete on 4 East South. Specifically, this issue has affected the columns which support the vertical strips (called brise soleil) which shield the building from the sun.

Preliminary investigations with the contractor and the specialist concrete sub-contractor have been undertaken. We believe this damage has been caused by spalling, which is the result of water entering brick, concrete, or natural stone. It is considered this damage has arisen from water collecting on the top of the columns and penetrating fine drying cracks in the original columns on the surface. During freezing weather this has caused trapped water to expand in the areas which have spalled.

Investigation has confirmed there are no structural issues with the columns and structure, but rather this is a surface, cosmetic issue.

However, rectification proposed by the contractor will address the small areas and locations where water can collect. In addition, as a precautionary measure, each column and crossbar will be re-inspected to ensure there are no other areas which are affected.

In the meantime, any vulnerable areas have already been inspected to ensure there are no other areas which are weakened and could potentially spall.
