If you live in a house or flat that you rent from a private landlord, by 31 May your landlord should give you notice that your contract has now become a rolling periodic assured tenancy contract. This means that even if your contract had a fixed end date, you now need to give two months’ notice before you want your tenancy to end, so you aren’t charged extra rent. Your landlord may agree to a shorter notice period if you ask. More detail guidance for tenants can be found on gov.uk.
Some landlords are still able to give student tenants notice under ‘Ground 4A’ Student tenancies: Notices from 1 May 2026 - Shelter England. This is to ensure that the property is available to the next students who have already signed a contract for the property.
Two months’ notice can now be given on most rental contracts, which must be:
- in writing, such as by email
- two months before the day before the rent is due. For example, if you pay your rent on the 20th of each month, you will need to hand in your notice on or before 20 May to enable you to leave on 20 July.
If you’re in a joint tenancy, giving notice as an individual ends the tenancy for everyone, so your housemates would need to either sign a new agreement or find somewhere else to live. As the academic year ends, talk with your housemates about moving‑out plans and make sure your landlord or letting agent is informed in good time so you only pay the rent you owe.
For students in PBSAs (Purpose Built Student Accommodation) these providers can continue to use fixed-term tenancy periods to align with academic years. However, the provider must be registered with a government-approved code of practice in order for them to still retain the right to use fixed-term tenancies, such as ANUK.
